What does $6 to $12 per square foot buy?

The phrase “supplied and installed” should mean that both the flooring and installation labour are included. It does not automatically include:
- removal and disposal of the old floor;
- floor levelling or repairs;
- delivery, transitions or stair nosings;
- baseboard work;
- furniture and appliance moving; or
- GST.
Ask the contractor to list those items instead of relying on the headline rate.

The four costs that change a quote most
1. The flooring itself
Price is influenced by the wear layer, core construction, locking system, attached backing, finish and warranty. Thickness alone is not a reliable quality test. A well-made thinner product can be a better choice than a thick plank with a weak locking system.
Before buying, confirm that the product is approved for the room and subfloor. Check the installation instructions as well. Some planks have an attached pad and do not permit another underlay underneath; adding one can make the joints flex and may affect the warranty.

2. Removal
A floating laminate floor is usually quicker to remove than ceramic tile or fully adhered vinyl. Tile can involve demolition, mortar removal, grinding, dust control and heavy disposal. Carpet may leave tack strips and hundreds of staples.
The quote should name the flooring being removed and say whether disposal, adhesive removal and minor cleanup are included. If the subfloor is hidden, the contractor should also explain how additional work will be photographed, priced and approved after demolition.
3. Subfloor condition
LVP is flexible enough to follow dips and high spots. On a floating floor, those variations can allow the joints to move and eventually separate. The installer should check the floor against the flatness tolerance in the chosen product’s instructions, not apply one generic rule to every plank.
Minor work may involve grinding a high spot, filling a shallow depression or refastening loose panels. Widespread levelling, damaged wood, moisture problems and structural movement are separate issues. A bag of levelling compound will not fix an actively moving slab or ongoing water entry.

4. Layout and finishing
Five hundred square feet in one empty rectangle is faster to install than 500 square feet divided among bedrooms, closets and a hallway. Doorways, angled walls, floor vents, islands and multiple transitions all add cutting and fitting time.
Stairs should be itemized. They require individual treads, risers and nosings, so an open-floor square-foot rate is a poor way to price them. Baseboard removal, replacement and painting should also appear as separate line items.
Calgary basements: check the slab first
Many LVP products are approved for installation below grade, but “waterproof flooring” does not make a wet basement safe. Before installing over concrete, check for active seepage, visible movement, old adhesive or coatings, and any moisture testing required by the manufacturer.
A basement subfloor system can make the room feel warmer, but it raises the finished floor. Measure the effect at doors, appliances, transitions and the bottom stair before ordering material.
Calgary condos: get written approval before ordering
There is no single flooring rule for every Calgary condominium. The corporation or property manager may specify acoustic ratings, acceptable test reports, work hours, elevator bookings, insurance and debris procedures.
Do not rely on a package labelled “condo approved.” Send the exact flooring and underlay specifications to the property manager and obtain written approval for that combination. If the product already has an attached pad, confirm whether the building accepts it and whether the manufacturer permits an additional acoustic layer.
How to compare quotes without guessing
Give each contractor the same information and ask for a written breakdown. You should be able to find these seven details without calling for clarification:
- The manufacturer, collection, colour and product code.
- The measured floor area and the quantity being ordered, including waste.
- Installation labour and method.
- Removal, disposal and subfloor work.
- Transitions, stairs, baseboards and door adjustments.
- Delivery, furniture moving, GST and every exclusion.
- Product and workmanship warranty terms.
If one quote is much lower, compare the scope before assuming it is the better price. It may exclude material, demolition, preparation or finishing work that appears in another contractor’s total.
