Measure what is left

Check board thickness above the tongue, fastener depth and any evidence of previous sanding before agreeing to a cut.

How much wood hardwood floor sanding takes off

Flooring Experts Calgary sands hardwood floors across Calgary. Sanding is subtractive work: every pass takes wood off, and a floor only has what sits above the tongue to give.

A full cut starts coarse. The first grit takes the old coating off and flattens the surface, and how coarse it needs to be depends on what that coating is and how far out of flat the floor has drifted. From there the grits step up, and each pass exists to remove the scratch pattern the previous one left. Skip a step and those coarser scratches survive under the finish, where stain settles into them and prints them across the room in raking light.

The open field is the fast part. Perimeters, closets, thresholds, the strip under a kitchen toe kick and every stair tread need smaller machines or hand work, and they take the bulk of the labour. When you compare sanding quotes, check whether the edges and stairs sit inside the same number as the field or outside it.

Dustless floor sanding in Calgary

Dustless sanding means a vacuum-assisted system rather than a dust-free room: the sanders connect to a large-capacity vacuum that captures most of what comes off the floor right at the drum, backed by sealed doorways, covered supply and return vents and negative pressure in the work area. That combination changes a job enormously compared with an open bag machine.

It does not turn the room into a clean room. Fine dust escapes at edges, at the moment a machine is lifted, and whenever containment is opened. Before the machines arrive we set out where the containment goes, which supply and return vents get sealed, and which surfaces you should still expect to wipe down afterwards.

Calgary adds one specific reason floors reach the sanding stage sooner than owners expect. When road surfaces drop below -5°C the City switches to pickle, a mix of roughly 3% salt and 97% fine gravel. That gravel comes indoors on boots for months. It is abrasive, it collects in traffic lanes and inside entries, and it grinds the finish there long before the rest of the floor looks tired.

What hardwood sanding will not fix

Sanding fixes surface problems. Worn coating, grey faded patches near south-facing windows, light scratching, chatter left by a previous job and mismatched old repairs all come out with a proper cut.

It does not reach anything below the surface. A pet stain that soaked through the board into the subfloor is usually still there at the depth where sanding has to stop. Deep gouges only disappear if the whole floor comes down to their depth, which is rarely worth the wood. Squeaks come from fastening and the subfloor below, not from the surface.

And gaps between boards are not a sanding problem at all. Through a Calgary heating season, indoor relative humidity routinely sits below 30%, under Health Canada's winter guidance of roughly 30 to 35% and well below the 35 to 55% band the National Wood Flooring Association associates with dimensional stability. Boards shrink, gaps open, and wide planks show it most plainly. Sanding a floor at its winter widest and filling those gaps traps a problem that reverses itself by July.

Full sanding and refinishing sits in a CAD planning range of roughly $3 to $7 per square foot in Calgary. Treat that as a budgeting figure rather than a quote. Repairs, stairs, colour changes and restricted access all move it.

How many times can a hardwood floor be sanded?

It depends on how much wood sits above the tongue and how much has already been taken off. A solid strip floor that has never been touched usually has room for several cuts across its life. An engineered board only has its wear layer. We measure at a threshold or a vent cut before committing to a full sand.

Is dustless sanding actually dust free?

No. A vacuum-assisted system captures most of the dust at the drum and containment holds the rest inside the work area, which is a large improvement on an open bag machine. Fine dust still escapes at edges and when containment is opened, so expect to wipe surfaces afterwards.

Can sanding close the gaps between my boards?

No, and filling them in winter is usually a mistake. Through a Calgary heating season indoor relative humidity routinely drops below 30%, the boards shrink and the gaps sit at their widest. Filler placed at that point tends to be squeezed out or to crack when the wood takes moisture back in summer.

Why does skipping a grit matter?

Each grit exists to erase the scratch pattern of the coarser one before it. Jump from a coarse cut straight to a fine one and the deeper scratches survive. They are hard to see on bare wood and obvious once stain and finish go on.

Are stairs and closets sanded at the same rate as the floor?

No. Treads, risers, perimeters, closets and thresholds are edger or hand work and take far longer per square foot than the open field. Ask any quote to state clearly whether those areas are included in the number.
