Assessment and estimate

Selection guide
Choosing the right floor for the room
Start with moisture, then traffic, then appearance. Below grade and in wet rooms, waterproof assemblies win: rigid core vinyl, sheet vinyl and correctly installed tile. In dry living space the choice opens up, and the question becomes how the surface will wear.
Hardness and wear layer matter more than the category name. A thick-wear-layer luxury vinyl outlasts a thin one by years. A good laminate resists scratching better than most vinyl but cannot tolerate standing water. Solid hardwood can be refinished several times, which is why a floor that costs more up front can cost less across thirty years.
Finish changes maintenance as much as looks. Matte and textured surfaces hide the fine grit Calgary winters bring indoors; high gloss shows every particle of it. Wide planks look current but move more in dry air, so they gap more visibly in a Calgary heating season.

Keeping a new floor looking new
Most floor damage in this city arrives on footwear. Road “pickle” is three per cent salt and ninety-seven per cent fine gravel, and that gravel is abrasive. A generous entry mat and a boots-off habit will do more for a floor’s lifespan than any product you can buy.
Manage humidity in winter. Wood and laminate both move with moisture, and a whole-home humidifier holding the house nearer 30 to 35 per cent through the heating season measurably reduces seasonal gapping. Felt pads under furniture legs, and lifting rather than dragging, prevent the dents that cannot be sanded out of resilient flooring.
Clean to the manufacturer’s instructions rather than to habit. Excess water is the usual culprit on wood and laminate, and steam mops void many warranties outright. Tile grout benefits from periodic sealing. Hardwood can often be screened and recoated before it ever needs a full sand, which is the cheapest way to extend its life by years.
Gaps that open every winter and close every summer
Why it happens: heated indoor air through a Calgary heating season routinely drops under 30 per cent relative humidity, below Health Canada's 30 to 35 per cent winter guidance and well under the 35 to 55 per cent band the National Wood Flooring Association ties to dimensional stability. Wood shrinks. Signs to look for: hairline to 3 mm gaps between boards appearing from January, worst on wide planks and near heat registers, closing again by summer. How it is addressed: humidification through winter, and where gaps no longer close, board replacement or a full sand and refill during a stable season rather than mid-winter.
Basement floors that heave, crack or feel uneven underfoot
Why it happens: Calgary sits on expansive clay, which swells when wet and shrinks when dry. That movement affects basement floor slabs far more than it affects footings, so heaved and cracked slabs are considerably more common here than foundation damage. Signs to look for: a floating floor that clicks or flexes as you cross it, a visible ridge or dip, doors that catch, cracked grout in a straight line. How it is addressed: the slab is surveyed and corrected with levelling compound or a dimpled subfloor system before any covering goes back down. Replacing the covering alone buys the same failure again.
Floors damaged after a leak, a backup or a storm
Why it happens: southern Alberta has had two reminders in recent memory. The June 2013 flood was Canada's costliest insured natural disaster at the time, and the August 5, 2024 hailstorm produced more than 130,000 claims. Basements are where the expensive finishes now live. Signs to look for: cupped or crowned boards, lifting laminate edges, a musty smell, staining that spreads outward from one point, carpet that stays damp underneath. How it is addressed: readings taken before anything is rebuilt, an honest split between what survives and what does not, and the flooring scope documented properly for the claim. The flooring problem changes with the age of the property. Inner-city homes and the 1960s to 1980s bungalow ring often hide original oak worth saving under carpet that is decades past its life, and refinishing it costs a fraction of replacement. How long does a flooring project take?
For 1,000 square feet in cleared, straightforward rooms: roughly two to three working days for floating laminate or vinyl plank, three to five for nail-down or glue-down hardwood, and longer for tile because setting and grouting cure between stages. Removal, levelling, stairs and occupied rooms all add time.
Do I need a permit for new flooring?
Replacing flooring in an existing room does not normally require a permit. Permits come into it when the flooring is part of a larger project, such as developing a basement or creating a legal secondary suite, where a development permit and a building permit both apply. We handle the flooring scope; permits sit with the property owner or the general contractor.
What materials do you use, and can I supply my own?
Either works. Plenty of clients buy their own product from a retailer or big-box store and hire us to install it. We will check the product suits the room and the substrate before it is ordered, which is a much cheaper conversation than after it arrives. Where we specify, we work to the manufacturer's current installation instructions.
When should a floor be repaired rather than replaced?
More often than people expect. Sound hardwood with a usable wear layer should be sanded and refinished, not torn out. Rippled carpet should be restretched. A single damaged section can usually be patched. Replacement makes sense when the wear layer is gone, when water has reached the subfloor, or when the assembly underneath has failed.
How should the finished floor be maintained?
