Calgary conditions that shorten commercial flooring life

Winter grit at every entry

Below -5C the City of Calgary spreads pickle, a mix of 3 per cent salt and 97 per cent fine gravel. That gravel walks in on boots all winter and abrades entry lanes, so matting length and wear layer matter more here.

Slab movement on grade

Expansive clay is widespread around Calgary, and floor slabs move with it far more than footings do. Cracked and heaved slab-on-grade is a real planning item on ground-floor commercial space.

The building keeps operating

Most commercial work happens around staff, tenants or customers. Noise limits, adhesive odour, dust containment and safe temporary transitions are priced scope items, named in the tender alongside the finish.

Commercial flooring scope versus a residential floor

A house is measured once and installed in a run. A commercial floor is measured by zone, because the zones get released at different times and often to different finishes. A single tenancy can carry broadloom carpet tile in the open plan, luxury vinyl tile through circulation, sheet vinyl in a wet room and a resin coating in a back-of-house area, each with its own preparation.

The substrate carries more weight commercially. Resilient sheet, plank and resin systems all publish moisture limits for the slab they sit on, and they publish a flatness tolerance the installed floor has to meet. Meeting that tolerance across a large floor plate frequently means levelling compound, and levelling compound is a real cost, so it belongs in the tender as a defined quantity or a stated provisional allowance rather than a surprise at week two. Levelling sits in a planning range of roughly $2-$6 per square foot and floor removal in the range of $1-$3 per square foot, both in Canadian dollars and both before site conditions are seen.

The other difference is that a commercial floor has neighbours. Adhesive odour, grinder dust, noise and blocked corridors all land on somebody who is trying to work.

Phasing is the part that gets underestimated. A workable phase plan names the zones, the order, the closure length for each and the temporary condition in between: how people cross a half-finished corridor, where the hoarding sits, which doors stay live and what the exit route is while an area is out of service.

It also has to fit around the rest of the trades. Flooring is a late finish, so it inherits every upstream delay, and it is then walked on by whoever comes after. Agreeing who protects the finished floor, with what, and for how long, prevents the most common argument on a fit-out.

Loading and waste matter too. Old carpet, tile and adhesive come out of a building through the same dock and lift everyone else is using, and disposal volumes on a commercial floor are large enough to need a booked bin rather than a truck run.

Calgary slab movement and grit on commercial flooring

Two local conditions are worth designing for. Slab-on-grade space sits on expansive clay across much of the region, and floor slabs move with that clay considerably more than footings do, which is why a ground-floor or basement commercial slab gets assessed before a rigid finish or a coating is committed to. And every entry in the city takes a winter of pickle grit, the 3 per cent salt and 97 per cent gravel mix the City spreads below -5C, which is abrasive underfoot and shortens the life of whatever is nearest the door.

Commercial flooring submittals and contractor documents

Property managers and general contractors normally ask a flooring subtrade for a documentation package before site access is granted. That list varies by building and often includes insurance, WCB Alberta clearance, a safety plan, a hazard assessment, product data sheets and adhesive information. Commercial flooring questions in Calgary

Can the work be done outside business hours?

Where the building permits after-hours or weekend access, yes. It needs to be agreed at tender, because evening and weekend labour, security escorts and elevator bookings all change the price and the programme.

Do you need the whole space empty?

Not usually. Most commercial floors are installed in phases, with one zone closed and hoarded while the rest stays in use. The phase map should be agreed before the first area is released.

Who is responsible for slab moisture testing?

It should be named in the contract. Resilient and resin products publish their own moisture limits, and a failed reading changes the specification, so agree the method, the responsibility and the remedy in advance before materials are ordered.

What documents do you provide for a property manager?

Send us the package your building requires with the tender, including insurance, safety and product submittals. We will answer that list directly rather than send a generic bundle.

Is commercial pricing the same as residential?

No. Commercial scopes carry phasing, after-hours labour, protection, disposal, higher-specification products and coordination time. Residential square-foot ranges are not a reliable guide for a tenant improvement or industrial floor.

Do you work directly with general contractors?

Yes. We are comfortable working as a subtrade to a general contractor, to a construction manager, or directly for a landlord or business owner on a smaller replacement.
