A floor that feels dry underfoot is not evidence of anything. Plywood and OSB hold water long after the surface has gone back to its normal colour. A concrete slab that has taken water can keep releasing it for weeks. Underlay, dimpled membrane, insulation and any levelling compound below all hold water too, and none of that is visible from standing height.
So the order is readings first, rebuild second. Meters on the wood, an in-situ probe or calcium chloride test where a slab is involved and the replacement floor is moisture sensitive, and a number written down rather than an impression. A floor laid over a wet substrate gives you cupping, adhesive failure, and in a basement a mould problem that costs a multiple of what the flooring did.
Timing is the other half of it. Where a restoration contractor has already run drying equipment, we want their final readings and the date the gear came off. Where nothing has been dried and the water sat for days, the assumption changes: more material comes out, and the subfloor gets opened up and checked properly rather than spot-checked.
Laminate is the clearest case, and the answer is no. The core is fibreboard, and once it has swollen at the edges the board is done. There is no drying it back into shape.
Carpet is more nuanced. Clean water caught quickly, with the carpet lifted and the underlay pulled out, can often be dried and re-laid. The underlay itself is effectively always replaced, because it behaves like a sponge. Grey or contaminated water generally takes the carpet with it.
Engineered hardwood depends on how long it sat and on the adhesive. Where the wear layer has lifted from the core, the board is finished. Boards that are damp but still bonded sometimes come through.
Solid hardwood survives more often than the other materials. Solid boards cup when they take moisture from below, and cupping is not automatically permanent. A floor dried slowly and evenly will often flatten out over weeks or months, at which point sanding and refinishing gives back the original floor. The mistake is sanding while the boards are still wet: that cuts the crowns off, and when the wood finally flattens those areas are dished instead.
Vinyl and tile are usually a question about what is underneath rather than the material itself. Sheet vinyl and glued plank trap water against the subfloor. Tile can survive perfectly well over a substrate that has to come out anyway.
Calgary produces a steady volume of this work. The 2013 southern Alberta flood and the August 2024 hailstorm are the two events everybody names, and basements were the expensive part of both. Insurance-driven flooring replacement is an ordinary part of the trade in this city.

What we produce is a flooring scope: room-by-room measurements, floor types identified, photographs taken before anything is lifted, and a written breakdown that separates removal, disposal, subfloor work, levelling and the new floor into individual lines.
That separation is what makes a scope usable. A single figure for a whole basement is hard for anyone to assess. Removal at a planning range of roughly $1 to $3 per square foot, levelling at roughly $2 to $6, and hardwood refinishing at roughly $3 to $7, each set against a measured area, produces a document that can actually be read. When the readings say so, and not before. That is days in a small clean-water incident where the area was opened up quickly, and it can be several weeks where a slab took water or the leak sat unnoticed. Installing early is the most expensive mistake available on this kind of job, because the second failure takes the new floor with it.
No. Structural drying and remediation are a separate trade with its own equipment and certification, and we do not hold it. We work after that stage, or alongside it on the flooring side. If nobody has been engaged yet we will say plainly that drying comes before anything we can usefully quote.
We are not adjusters and we do not negotiate claims. What we can do is give you a flooring scope your adjuster can actually use: measured areas room by room, floor types identified, dated photographs, and separate lines for removal, disposal, subfloor work, levelling and the new floor. You submit it; we will answer questions about the flooring content of it.
Baseboard and shoe moulding are part of a flooring scope, so removal and reinstallation sit with us. Wall cavities, insulation, drywall and vapour barrier do not. Where we can see that the wall assembly has taken water we will flag it in writing, but the repair belongs to another trade.
Readings, then condition. Sheathing that has delaminated, swollen at the edges or lost its fastening strength comes out regardless of what a meter says. Panels that are simply damp and still structurally sound get dried and kept. On a slab, the question is moisture emission rather than integrity, and that governs which floor coverings are even eligible to go back down.
Sometimes, and it depends on the product. A discontinued laminate or vinyl usually cannot be matched, which turns a partial loss into a room or a level. Solid hardwood is more forgiving because a repaired area can be sanded and refinished with the rest of the floor, which removes the join entirely.
