Modular carpet tile suits open workspace and private offices because it is quiet underfoot, forgiving of a slightly uneven slab and replaceable a tile at a time. Luxury vinyl tile or plank tends to take the entry, the reception, the kitchenette and the main circulation spine, where cleaning and rolling loads matter more than acoustics. The value of deciding this early is that the transitions, the levelling and the door undercuts all follow from it.

An office floor is a fit-out component, which means it arrives late, sits between other trades and gets judged on how little disruption it caused. A useful scope names four things: the area by zone, the finish in each zone, the condition the slab has to be brought to, and the hours the work may happen in.

Preparation is where office jobs run over. Lifting a glued-down commercial carpet or an old vinyl tile leaves adhesive behind, and the new product will state what it can be laid over. Older floor plates are rarely flat to the tolerance a modern tile wants, so levelling compound is common in circulation areas and around former partition lines. As a Canadian-dollar planning range only, floor removal sits around $1-$3 per square foot and levelling around $2-$6 per square foot, before anyone has seen the slab.

If the building is pre-1980 there is one more check. Vinyl-asbestos tile exists in Calgary's older commercial stock. We identify it and stop work; removal is a licensed abatement trade and not something we take on.

The workable pattern is a rolling zone. Clear one area, close it, floor it, hand it back, then move the furniture from the next area into the finished one. Nobody leaves the suite, and the tenant loses one zone at a time instead of the whole floor.

That pattern depends on decisions being made before the crew arrives. Where do the desks go. Who disconnects and reconnects monitors. Does the chair mat come back. What happens at a floor box or a poke-through when the tile changes thickness. Which doors need undercutting because the new build-up is taller than the old carpet.

Building rules shape the rest. Freight elevator bookings, dock windows, security escorts, noise restrictions during neighbouring tenants' hours and waste routes all have to be confirmed with property management, not assumed. Where evening or weekend access is permitted, the noisy stages can be moved out of business hours, and that should be priced as part of the tender rather than added later.

Office flooring wear at Calgary entries and circulation lanes

The one thing an office floor takes more punishment from here than in many cities is grit. When road surfaces drop below -5C the City of Calgary spreads pickle, which is 3 per cent salt and 97 per cent fine gravel. That gravel comes off boots in the lobby, the lift and the suite entry, and it behaves like sandpaper on the first few metres of floor.

Three measures deal with it: enough entrance matting to catch several full strides, a harder-wearing finish in the entry and the main circulation spine, and modular tile in those runs so the worn section can be lifted and swapped without touching the rest of the floor. Keeping attic stock from the original order makes that possible years later, when the exact dye lot is no longer available.

Office flooring questions in Calgary

Can we stay in the suite while the floor is replaced?

Usually yes, if the suite can be worked in zones. One area is cleared and closed while the rest stays live, then the crew moves on. It takes longer overall than an empty suite but avoids relocating the business.

Who moves the desks and workstations?

That has to be agreed before pricing. Some tenants use their own movers or facilities team, some ask us to handle simple lift and shift, and IT equipment, cabling and floor boxes are normally kept with the tenant's own provider.

Why carpet tile instead of broadloom in an office?

Carpet tile can be replaced in single tiles when one area wears or stains, it produces less waste on an irregular floor plate, and it can be installed and walked on zone by zone rather than in one continuous run.

What happens to the old adhesive under the existing floor?

It gets assessed. Some residues can be skimmed or encapsulated, others have to be mechanically removed. In pre-1980 buildings we also watch for vinyl-asbestos tile, and if we suspect it we stop work and refer it to a licensed abatement contractor.

Do you install over an access floor?

Access floor panels can be finished with carpet tile or resilient tile, but the panel condition, the gaps between panels and the need to lift panels for services afterwards all change the detail. It is worth flagging at the site walk.

How long does a typical office suite take?

It depends on the area, the number of zones, whether furniture is being handled and how much preparation the slab needs. A phased occupied suite runs considerably longer than the same area handed over empty.
